Transforming the living space

 

Project Overview

‘The Home on the Corner’ stands prominently in the heart of Deal’s Middle Street conservation area. This Grade II Listed building retains many original features and period details. In more recent times, a number of unsympathetic additions had been added to the lower ground floor level, including a brick built outbuilding and glazed extension both of which were poorly built and need of replacement.

 

Design and Planning

We secured full planning and listed building consent to completely reconfigure the lower ground floor. Our design maximised the existing footprint, improved flow between rooms, and connected the home more effectively to a newly landscaped courtyard garden. We replaced the outdated glazed lean-to with a high-quality extension housing a dining area and garden room, topped with a structural glazed roof lantern. Cornerless sliding doors now open onto the revitalised courtyard, creating a seamless indoor-outdoor experience.

To enhance light and ventilation, we added a new timber sash window to the listed structure. We also carried out a comprehensive renovation of the entire house. This included replacing roof finishes, repairing and redecorating windows, and repainting the façade.

Delivering the project required overcoming significant logistical challenges. We diverted an existing garden sewer, lowered the lower ground floor to install underfloor heating and a basement tanking system, and navigated party wall agreements and technical building control regulations, all while respecting the building’s historic status.

 

Outcome

We developed a detailed schedule of works to address all identified issues and protect the integrity of this historic property. The result is a restored heritage asset that now features a practical, high-spec living space, modern kitchen and dining area, and a tranquil private courtyard. The home now offers contemporary comfort and flexibility, without compromising its architectural heritage.
