Project Overview
A luxury apartment building situated on the picturesque seafront of Herne Bay. Urban & Rural, in collaboration with DHA Planning, successfully secured full planning and conservation area consent for this contemporary new build, set in a prime and historically significant location.
Site and Historical Context
Located within Herne Bay’s conservation area, the site is adjacent to the Grade II Listed Georgian Terrace, part of Samuel Hacker’s grand master plan for the town from 1830. Our design draws inspiration from the architectural forms found in the surrounding conservation area, reinterpreting them to create a modern yet contextually sensitive building. This approach was well-received by the Conservation Team at Canterbury City Council, who recommended the scheme for approval.
Design and Planning
During the pre-application stage, the Planning Officer at Canterbury City Council initially deemed the site unsuitable for residential development. Addressing their concerns, we refined our scheme and submitted a comprehensive full planning application. Despite initial resistance from the Conservation Officer, who recommended refusal due to potential detriment to the conservation area, we engaged in a constructive dialogue with the planning officer to address the raised issues.
Outcome
Through persistent collaboration and responsive design adjustments, we achieved full Planning and Conservation Area approval from Canterbury City Council. The successful planning consent enhanced the site’s value, leading to its sale with approval in place. Our ability to navigate complex planning processes and address conservation concerns ensures that Pier View will be a standout addition to Herne Bay’s seafront, blending luxury living with respect for the town’s rich architectural heritage.
