Project Overview
We undertook the challenge of transforming a site with a complex planning history into a successful residential development featuring 13 new apartments.
Challenges
Initially, the site owner engaged a large national architectural practice based in London to develop a scheme for the site. However, this application was rejected at the planning stage, and a subsequent appeal was also dismissed. Despite this setback, we saw the potential in the site and took a fresh approach.
Planning
We began with a detailed analysis of the existing site, thoroughly reviewing the refusal notice and the appeal report from the previous scheme. This detailed examination allowed us to understand the specific issues that led to the rejection and to develop a new project brief that addressed these concerns. Our new scheme for 106 Bexley Road has been carefully crafted to meet the planning requirements and align with the local context. We have now submitted this revised proposal to The London Borough of Bexley for consideration. We are working with the planning officer to negotiate the design in the hopes of securing approval.
